Atrium Health renovated the existing Mercy Hospital at 2001 Vail Avenue, Charlotte, NC to become the Musculoskeletal Institute (MSKI). The MSKI Project renovation consisted of approximately 50% of the existing department areas including, the Sterile Processing Department, Food Service, Pre-Op, Post-Anesthesia Care Unit, administration, and patient units and converts the General Hospital into a hospital focused on joints and skeletal services. The existing hospital contains 455,000 sf.
As part of the renovation, the exterior skin was renovated to address on-going leak problems. SKA was selected as the building envelope consultant to work with the project team in evaluating the building envelope, providing peer review of the design, and providing site observations and field water testing during the work. As part of the detailed evaluation of the envelope, SKA found that the existing windows leaked and were at the end of their service life. SKA also found improperly installed and/or deteriorated wall ties, corroded shelf angles with no flashings, inadequate flashings at windows and other wall areas, no moisture barrier, missing/deteriorated sheathing, and structural deficiencies at the parapet walls. SKA provided a report of the findings and recommended replacement of the existing brick veneer, replacement of the windows and installation of a properly installed moisture barrier and flashings.
SKA worked with the project team to evaluate design options, while minimizing construction costs which involved multiple project meetings, peer reviews, and shop drawings review. At the completion of the design phase, SKA provided QA/QC services, which included mock ups, pre-installation meetings, site visits, and field water testing of the new fenestrations to help ensure a watertight building.
