SKA conducted a condition survey and investigation of the historic Biltmore Conservatory which was built in 1893 at the Biltmore Estate in Asheville, NC. A comprehensive condition survey revealed severe water leakage throughout the plaza deck structure and brick arches as well as severely corroded steel beam support structures. SKA prepared a detailed construction repair budget and recommended restoration of structural steel and masonry components combined with the installation of a new waterproofing membrane and brick paver system over the plaza decks.
SKA also prepared detailed construction documents for complete repairs to the existing structure including structural repairs, waterproofing the greenhouse floor areas and the plaza deck areas between the greenhouses. Structural repairs included reinforcing and replacement of various elements of the floor structure supporting the greenhouses and plaza deck areas and replacing the stairs to the lower level. Repairs were also made to the existing load bearing brick walls, the exterior walls of the building, and the cast iron arches making up the greenhouse structure. A new waterproofing system was designed and detailed to waterproof the below grade walls of the building and the floor areas of the greenhouses and the plaza deck. A new brick paver system was designed over the plaza deck.
SKA furnished full contract administration for the entire project including periodic site visits and oversight of the construction. Construction Cost: $1.3 Million
