SKA performed a third party review of the building envelope design at multiple stages including at SD, DD, 50% CD and 95% CD. Throughout the process SKA provided SKA provided MEP and building envelope commissioning services for $28M Macon Pond Medical Office Building in Raleigh, NC. The new building is a four story steel framed structure with a gross floor area of 125,000 sf, equally divided among the four floor levels. The building design is for shell space with future tenant upfits. SKA provided commissioning services for the following systems: HVAC Equipment, Building Automation System, Plumbing Systems, and Electrical Systems. SKA performed a third party review of the building envelope design as part of a 100% CD review. The result of this process was a set of Construction Documents that best conveyed the design intent and reduced the number of RFI’s related to the constructability of the building envelope. Review of the waterproofing and roofing included noting that the TPO should be replaced with a single-ply membrane of either PVC, KEE or white EPDM. SKA also noted issues with roof drains, flashing, and membrane fastening.
