The Rosewood luxury condos consists of three towers, nine acres and rose garden on a nine-acre estate. Most recently, SKA provided engineering services to assess the condition of the building façade, to visually identify distress conditions and/or deficiencies, and to provide conceptual recommendations for repair. In general, the roofing system was judged to be near the end of its useful service life and there were three (3) balconies with edge tile issues that need to be addressed. Overall, the masonry veneer, stucco façade, and EIFS accents were judged to be in good condition but documented some distress conditions involved with cracking edge tile, horizontal cracking in mortar and sealant joints, broken handrails, and unsealed penetrations.
Previously, SKA had provided an investigation of the complex, which consisted of the three eight-story buildings and one common building, to determine the root causes of leakage within the buildings. SKA provided a written report of findings and recommendations, which identified numerous concerns related to the balconies, Juliet doors, elevated terraces, windows, end wall-to roof transitions and stucco, as well as provided litigation assistance to the owner.
