The Steel House renovation and addition project will redevelop the old Carolina Steel facility and turn the space into an advanced manufacturing incubator space for the Greensboro community. The project scope will include three different phases, with a total construction budget expected to exceed $60 Million. In addition, due to the specific needs of the future tenants and uses of the space, interior upfit will not be provided at this time. A shell space is planned with flexibility for future build out. Phase I will incorporate construction for approximately 81,260 sf of advanced, light duty manufacturing space. The existing structure will remain in place with the existing roof framing to be exposed. Phase II will incorporate construction for approximately 114,585 sf of mixed-use space, including offices, retail, show room and F1 Manufacturing. A new three-story streel structure will be designed and constructed within the high bay area of the existing old Carolina Steel structure, with the existing structure remaining in place.
