SKA completed a limited visual evaluation and Property Condition Assessment (PCA) of the structural systems of the Uwharrie Charter Academy (UCA) Middle School building. The UCA Middle School facility is a 55,000 sf, single story educational facility located in Asheboro, North Carolina. Generally, the existing structure was found to be in relatively good condition and no major structural concerns were identified. During the visual evaluation a few minor conditions were observed that warranted mentioning and continued monitoring or corrective action. Those conditions included delamination and separation of panel sealant joints; cracking was observed at the back face of the precast concrete wall panels above the roof membrane; at the northwest corner of the building, cracking at the back of the concrete wall panels was observed that was more significant than what was found around the remainder of the building; at select locations around the perimeter of the roof; steel connections between the precast concrete panels were observed; and concrete panel bowing was observed at several locations.
